What we see most in Rockland
That growth split the town into two very different concrete jobs. The older core — a sawmill settlement from 1868, incorporated in 1908, with a wave of post-WWII housing and a sewer and water system that only arrived in 1964 — has foundations, parging and front steps that are now 60 to 100 years old, while the subdivisions built since 2000 are reaching the age where first-generation driveways and walkways start to scale, settle and crack. This is Champlain Sea clay country, and that clay moves with the seasons, so the same house can need both a crack repaired and a slab re-based.
The river sets the other rule. Clarence-Rockland declared a state of emergency on April 26, 2019, and was already dealing with flooding from 2017, so for homes near the Ottawa River or Du Moulin Park we look at drainage, grading and foundation waterproofing before anything else. Further out the lots get bigger and the driveways longer, which puts base preparation first, and on sloped lots we build retaining walls with free-draining backfill instead of relying on the block alone. Nearby Embrun is an equally short drive.
